Who needs an Asbestos Management Survey and why?

asbestos management surveys

In this month's blog, we break down why you may need an Asbestos Management Survey and what to expect from your survey.

Who needs an Asbestos Management Survey and why?

Commercial properties and the communal areas of residential dwellings, such as care homes or apartment buildings, are required by law to have an Asbestos Register and Management Plan. This applies to all buildings constructed before the year 2000.

The ‘Duty Holder’ is responsible for arranging the Asbestos Management Surveys and then for following up with the implementation of an Asbestos Management Plan for your building or site. If you are the duty holder, you are required to manage your asbestos risks in line with the Control of Asbestos Regulation (CAR) 2012. Effectively managing your asbestos risks is imperative to protecting your building occupants, visitors, trades, environment, and your organisation from the risks of asbestos. By preventing exposure to asbestos fibres, the implementation of an effective Management Plan will protect building occupants from asbestos-related illnesses and fatal diseases. Failure to manage Asbestos Containing Materials (ACMs) correctly can lead to prosecution, fines, or even imprisonment, so it is imperative to engage with an Asbestos Management Company that can offer a consultancy approach and support you in ensuring full safety and compliance.

What to expect when working with Artisan

The purpose of our site survey is to carry out a thorough inspection of all rooms and areas of your building, both internally and externally, to collect samples of all materials that could potentially contain asbestos. These samples are then analysed in our UKAS accredited laboratory and a comprehensive report will then be provided with results and advice on how to effectively manage these materials safely.

Our surveyors will take into consideration how the building is used in its usual occupancy such as a retail warehouse space or office block and how the people traffic moves within the premises. Management Surveys are non-intrusive and generally, the normal day-to-day running of the building can continue with minimal disturbance. Our surveyors are able to work alongside your staff and building occupants. There will be no damage caused to surface décor and building fabric at this level of inspection.
